Although they don’t last forever, high quality, well-maintained windows could last for over 20 years.  Many factors are at play to keep your windows in good shape.  If your windows are more than a couple decades old, you should look for some signs that they need repairs or even replacement. Do your windows fog up, are they drafty, do they stick, or do they refuse to stay open?  These are all signs that the windows may need replacement instead of repair.   

Sometimes it is easier to repair a window than to replace it.  If the problem is minor, such as needing weatherstripping or some new hardware, a repair is the best option.  But if the window appears to be damaged, warped or broken, it is best to replace it.

Windows can also help in the reduction of your energy bills.  They provide heat in the winter by letting in sunlight, but drafty or unsealed windows let heat escape, causing your bills to be significantly higher.  Make sure that any windows you purchase have the National Fenestration Rating Council (NFRC) label so that you can compare between energy efficient window products.  The ratings to look for include the U-Factor, Solar Heat Gain Coefficient, Visible Transmittance and Air Leakage. 

If you are planning to sell your home, windows can be the first thing potential buyers notice.  If your windows look worn, your house will too.  Is the color fading, is the window material warping, or are the screens torn?  Any of these problems can detract from curb appeal, so it might be a good time to invest in new windows.
